[Process Builder] Checking a text area field is not empty

I have a process builder to change a picklist field to a value based on criteria. A few fields need to be filled in (for which I have used "does not equal global constant blank" and then one of two fields need to be populated.

 

The first of these fields is a lookup to another object.

 

The other field is a text area field.

 

In the process builder I have logic set up with AND statements with an OR statement for the above two fields.

 

The process works when the lookup is populated but it always breaks when the text area field is populated.

 

I have tried several different solutions like using ISBLANK, ISNULL, rewriting it in a formula, using workaround fields such as checkbox/number formulas that checks the length of the text area field via LEN. None of them seem to work. 

 

Please can anyone help?
