First off, I do apologize for asking a question that has been asked and answered more times than Donald Trump has said "Excuse me," but I am struggling to find a solution for my needs! If you're tired of answering, I understand. If you'd like to help, I thank you in advance.
It could be that I am not fully understanding Salesforce. Or, it could be that what I am trying to achieve is not possible. Before wasting more of your time, this is what I am looking to achieve:
I am a Realtor. Therefore, I have setup a "Properties" tab as a custom Object. Under that "Properties" tab, I have "Record Types:" Commercial Property, Multi Family Property, Condo Building, Single Family and so forth.
Within each "Record Type," I will need to have a link to the "Property Owner."
My issue: The "Property Owner" is a "Lead" when we are prospecting. That "Property Owner" is also a contact when we have either closed them previously, or are in our sphere of influence. Also, for investments, LLC's and LP's are common types of ownership, which we include under "Accounts." Therefore, the "Property Owner" will be an "Account."
My questions to you are:
1) How can I pull all three - Leads, Contacts and Accounts - to one Related field under the "Properties" object?
2) Do you have any other suggestions on how to make this work efficiently?
Again, I greatly thank you for all of your help in advance - it's much appreciated.
Happy building / selling!

Yes you could track viewed / not viewed in an Opportunity, as it's part of the sales cycle (or as an Event if you / a colleague is meeting with the buyer to view the property). But that won't be the only piece of data that you'll want to record that's unique to the buyer or seller. It's up to you..
When it comes to Opportunity record types, it depends whether you're earning revenue from both buyers & sellers. If not, your Opportunities should be focused on tracking the sales cycle with whoever will be paying you your fees (so maybe 2 out of 4 types of the clients which you've listed should have dedicated record types?).
Your Contact Role records would save you from having to link both Accounts & Contacts to Properties separately and you can use standard lookup fields for them. This has implications for reporting though so I'd experiment with both options. You'll want to make sure that you can link a Property to an Account & view the Account's fields or a Contact & view the Contact's fields as a bare minimum.
Let me know whether you go for my original option or this one. I have some code to share with you, that'll automate the linking of Contacts with Properties when Accounts are linked / unlinked from them, if you choose my model.
As for the Accounts & Contacts, your Contact at the LLC doesn't have to personally own the property, along with the Company. They're related to the Property because it's owned by the company & someone has to handle the purchase / sale on the company's behalf and obviously you're dealing with both the person & the company. You'll want a separate record (Contact Role) for the company & person on each side of the transaction.
