How do I add code/formula/"if statements" to an Email Template?

I'm trying to add an "if statement" to an Email Template.  The template is a custom html. 

 

Normal: {Opportunity.Type}

 

My work: {Opportunity.Type=Lease Line, "Create Child Opportunities"}

 

I've added the bolded words & "=" sign...so if the Opp Type is equal to Lease Line, then add the following: "Create Child Opportunities"

 

The only example I've been able to find is if blank then pull over "Create Child Opportunities", but I can't use if blank because it has to equal that particular value to pull over the added verbiage.

 

Please help!
